August 2026 Market Update — Portland Metro Area

The Portland metro area housing market had a slower-than-average August, with fewer new listings, pending sales, and closed sales than last year. The amount of available inventory increased, while prices remained relatively stable.

Buyers got a little breathing room. Inventory increased, giving buyers more choices and negotiating leverage. The median sale price and pending sales fell, suggesting demand has cooled slightly.
