We’ve reached the midpoint of 2026, so it’s a great time to look at the real estate market stats for the first half of the year and see how we are doing overall.

Compared to the first six months of 2025, the median sale price has remained remarkably stable—in 2025, it was $550,000, and now it sits at $549,000 year to date. That's great news for both buyers and sellers. Prices aren't skyrocketing or plummeting, so homes are basically maintaining their value while buyers aren't chasing a rapidly appreciating market.

The bigger story is activity. Buyer demand is picking up. Through the first half of the year, pending sales are up almost 6% compared to last year, meaning more buyers are writing offers. That's one of the strongest indicators that confidence is increasing in the market.

We're also seeing more homes actually close. Closed sales are up roughly 4% compared to the first half of 2025, showing that buyers and sellers are successfully getting deals across the finish line despite mortgage rates that are higher than many people would like.

So what does this mean? Portland's housing market isn't experiencing a boom, but it’s healthy. Prices are steady, more buyers are entering the market, and more homes are selling.
